Income: At least 3 x Monthly Rent [proof of verifiable income includes 2 months pay stubs, W-2, bank statements, and previous year's income tax return]


Employment History: 5 months continuous employment prior to application date.


Rental History: No prior eviction. No late rent payments or outstanding debt to previous landlord.


Criminal Background: No felony convictions. No misdemeanor in last 10 years. Must not appear on sexual offender register or terrorist database.


Bankruptcy: None in the last 3 years.


Credit Score: 550+​​


Other: No Pets and No Smoking.
